Cason Hammock is mostly designer homes, with Cason Bungalow Villas and verandas mixed in, built in the early 2020s just west of Citrus Grove. Most owners here are not repainting yet. They are finishing the house the builder handed them.

Builder paint and bare concrete are where most projects here start.
Bare garage slabs stain fast. A ground and coated floor makes the garage feel like part of the house.
Polyaspartic flake on the lanai holds up to Florida sun. Outdoors, that coating is warrantied for 5 years if you keep it on a maintained plan.
An accent wall or a full room in a color you chose changes a builder-white interior quickly.
Refinished cabinet doors and boxes give a newer kitchen a custom look without a remodel.
Usually not. Homes built in the early 2020s are still on their first coat. What we watch for instead is the early wear that shows up on the sunniest walls and around sprinkler spray: chalky patches, dirt streaks at the base and small cracks around windows.
A careful wash and a few stucco touch-ups now keep the original finish looking right. When the exterior does come due, we will say so plainly and give you a written price.

Cason Hammock falls under the District 13 Architectural Review Committee.
Repainting in your original color, or in a color from the current district palette, usually needs no approval.
A shade off that list is reviewed first; the request is filed with Community Standards (districtgov.org, (352) 751-3912).
Rules vary by district and change over time, so we check the current rule for your address and can handle the application with you.

Yes. The slab has to be clear so it can be ground, coated and left to cure. Cure time depends on the coating and the weather, and we put it in writing with your estimate.
