Compare your garage floor options

100% solids epoxy is a thick, hard-wearing base that holds color flakes well and gives you a lot of floor for the money. It’s a great fit for interior garages and workshops. Metallic epoxy is the showpiece option, a marbled, three-dimensional finish for show garages and indoor spaces. Learn more about both on our epoxy flooring page.

Polyurea and polyaspartic are our fast-cure options. We use a polyurea base for strength and seal it with a UV-stable polyaspartic topcoat that holds its color in the sun and resists hot-tire pickup, which matters in a Florida garage. See the full rundown on our polyaspartic coatings page.

Not sure? That’s what the estimate is for. We look at your slab, ask how you use the space, and recommend what fits, even if it’s the less expensive option.

What a cheap coating really costs you

A garage floor coating is only as good as the prep under it. When a crew skips the grinding and just rolls coating over a dusty or sealed slab, it looks fine for a few months. Then Florida heat and moisture push up from below, and the coating starts to peel, bubble, or flake off in sheets. Now you are paying twice: once for the cheap job, and again to grind off the mess and start over. That is the real cost of the lowest bid. You also lose the use of your garage during the redo. We would rather do it right the first time. Full grinding, the correct coating for your slab, and a written warranty mean you get one floor that lasts, not a floor you fight with every couple of years.

How we prep the concrete first

The grinding is where a floor is won or lost. Before any coating goes down, we grind the bare concrete with a machine so the coating has a rough, clean surface to grip. This opens the pores of the slab and pulls off old sealers, paint, or a failed coating from a past job. Then we fill and repair cracks, clean off the dust, and check the slab for moisture. Only then do we coat. Skipping this step is the number one reason cheap floors peel. If your slab already has a failed coating, we grind it off first. That work lives on our concrete grinding and coating removal page. This is slower and harder than a quick roll-on job, and it is exactly why our floors hold.

Warranty-Backed Floors

We stand behind our work in writing, and you do not pay until you are happy with the finished floor. We put two coats on everything and do full prep, because that is what makes a warranty worth the paper. You also get a one-year follow-up, where we check back on how the floor is holding up. That is not something a quick, cheap crew tends to do. Coating warranty length depends on the product and your slab, so please confirm the exact coverage for your garage floor with us. Epoxy or polyaspartic for a Florida garage?

Both work well. Polyaspartic cures faster, holds its color in the sun, and resists hot-tire pickup better, which helps in a hot Florida garage. Many floors use a polyaspartic top coat over a base layer. We recommend the right fit for your slab during the free estimate.

How long does the prep and coating take?

Most garage floors take one to two days depending on size and slab condition. Grinding and crack repair come first, then coating with proper cure time between coats. We give you a clear timeline in your written estimate.

Will a garage floor coating peel in Florida heat?

A properly ground and coated floor should not peel. Peeling almost always comes from skipped grinding or moisture in the slab. We grind the concrete, check for moisture, and use coatings built for heat, then back it in writing.

Do I need to grind off my old coating first?

If your slab has an old or failing coating, yes, we grind it off before recoating. A new coating will not bond over a failed one. See our concrete grinding and coating removal page for details.

How much does a garage floor coating cost?

Price depends on your floor size, slab condition, and the coating you choose. We give you a written, all-in price the same day as your free estimate, with no vague ranges and no surprises.

How soon can I drive on the floor?

Foot traffic is usually fine within a day, and vehicles after the coating fully cures, often a few days. Polyaspartic cures faster than epoxy. We tell you the exact wait for your floor before we finish.

Do you offer a warranty on garage floors?

Yes, we back our floors in writing and add a one-year follow-up, and you do not pay until you are happy. Please confirm the exact term with us, since it depends on the coating and your slab. See our warranty page.

Do you coat garage floors in The Villages and Ocala?

Yes. We serve Lake, Sumter and Marion counties, including The Villages, Ocala, Leesburg, Mount Dora and the 55-plus communities. Just call or request a free estimate.
