Staining

What surfaces do we stain?

We stain the wood around your home that has to stand up to weather and daily use. Each surface gets prepped for its own condition, because a shaded dock and a sun-baked fence do not wear the same way.

Not sure whether your wood should be stained or painted? We will tell you straight during the estimate, even if that means less work for us. Decks, docks, fences, pergolas, doors and trim all get the same careful prep. If your project is mostly outdoor wood, our deck, dock and fence staining page has more detail.

What a rushed stain job costs you

Stain is not just about looks. It is the layer that keeps water and sun out of the wood. When a crew skips prep or puts one thin coat where you paid for two, the finish fails early. You start to see blotchy spots, lap marks and color that fades unevenly within a season or two.

Left bare, wood in our climate grays, cups and can start to rot. A deck board that soaks up rain gets soft. A fence post gives out. Then you are paying to replace boards instead of just refreshing a finish. Cheap up front often means paying twice. Doing it right, with clean wood, full prep and even coats, is what makes the finish last and protects the wood you already paid for.

The finish only lasts if the wood underneath is clean, dry and ready. That is where most rushed jobs cut corners. We do not. We start with a wash or softwash so the stain grips clean wood. Here is how your project goes:

How Do You Prep Wood Before Staining?

  1. We clean the wood. A gentle wash or softwash lifts off dirt, mildew and old, failing finish so the new stain can grip.
  2. We prep and repair. We let the wood dry, sand rough or gray areas, and point out any boards that should be swapped before we start.
  3. We stain in even coats. We brush and back-roll so the stain works into the grain, with two coats where the wood and product call for it.
  4. We walk it with you. A foreman-and-customer walk-through happens before you pay, so you see the lines and the coverage up close.

Clean prep before staining is the difference between a finish that lasts and one that peels in a year.

You also get a one-year follow-up. That means we call you back about a year after the job to check how the finish is holding, because outdoor wood in Florida deserves a second look. And you do not pay until you are satisfied with the work. That is not a slogan, it is how every job closes.

How we differ

What makes our stain jobs last?

A lot of general painters treat staining as an afterthought and price it to move fast. We treat it like the craft it is.

The side-by-side table above sums it up: full prep instead of staining over dirt, two coats where the wood calls for it, a steady crew instead of day labor, a written warranty with a one-year follow-up, and no payment until you are happy.

Who will be working on your wood?

McWilliams Painting is owned by Weston McWilliams, who has been in the trade since 2012. He is married with kids and runs the business out of Fruitland Park. Weston keeps a small, steady team, and his crews have been together six-plus years, so the person prepping your wood is not new to it.

Between the whole team, we have painted and finished 2,000 to 3,000 homes in The Villages alone. Weston is active in local groups like BNI and BEST 352. He is straight with people about what a job needs, and he tells folks to get three estimates. More about us.

Where do we stain?

McWilliams Painting works across Lake, Sumter and Marion County from our home base in Fruitland Park. We stain decks and docks along our chain of lakes, and fences and pergolas in the 55-plus communities where many of our customers live.

We regularly work in The Villages, Leesburg, Mount Dora, Tavares, Eustis, Sorrento, Ocala, Wildwood, Lady Lake and the surrounding towns, plus communities like On Top of the World, Legacy, Stonecrest and Del Webb. If you are near a lake or in one of these neighborhoods, your wood takes real sun and moisture, and it is worth staining right.

Warranty

Backed in writing

We stand behind our work in writing, not just with a promise at the door. On our painting work we carry a 7-year peel-and-chip warranty, and we bring that same standard of care to staining.

About a year after the job we call you back to check how the finish is holding, and you do not pay until you are satisfied. Read our full warranty and guarantee.

How long does exterior wood stain last in Florida?

With full prep and quality stain, an exterior finish on a deck or fence in Central Florida usually holds two to three years before it needs a refresh, depending on sun and moisture. Shaded surfaces last longer than boards in full sun. A yearly rinse and our one-year follow-up help you catch wear early.

Should I stain or paint my wood?

Stain soaks into the grain and shows the natural wood, and it wears more gradually, which makes it a good pick for decks, docks and fences. Paint forms a film that can look great but tends to peel on horizontal, wet surfaces. We will look at your wood during the estimate and tell you which fits, even if it means less work for us.

Do you prep the wood before staining?

Yes, every time. We clean the wood with a wash or softwash, let it dry, sand rough or gray spots, and flag any boards that should be replaced. Stain over dirt or a failing finish will not last, so prep is where we spend real time. Clean, dry wood is the whole reason the finish holds.

Can you restain a deck that is already gray and weathered?

Usually, yes. Gray wood often comes back to life once we clean and sand the surface and strip any old failing finish. Badly rotted boards should be replaced first, and we will point those out. Then we stain the fresh, prepped wood so the color goes on even.

Do you stain fences and docks too, or just decks?

We stain all of it: decks, docks, privacy fences, pergolas, gazebos and doors. Each surface gets prepped for how it wears, since a lakeside dock and a sun-baked fence do not weather the same way. If your project is mostly outdoor wood, see our deck, dock and fence staining page.

Do you offer a warranty on staining?

Yes, we back our work in writing and include a one-year follow-up call to check the finish. We also do not take final payment until you are satisfied with the job. See our warranty page for details.

What does wood staining cost in Central Florida?

Price depends on the size and condition of the wood, how much prep and repair it needs, and the stain you choose. The honest way to price it is to see it. Request a free estimate and you get a written price the same day, with no pressure to book.

What areas do you serve for staining?

We stain wood across Lake, Sumter and Marion County, including The Villages, Leesburg, Mount Dora, Tavares, Eustis, Ocala, Wildwood and Lady Lake, plus communities like On Top of the World, Legacy, Stonecrest and Del Webb. We are based in Fruitland Park.
