Deck, Dock & Fence Staining · Lake, Sumter & Marion
Want Your Deck and Dock to Last Longer?
Wood out here takes a beating. Sun bleaches it gray, and rain and lake spray soak in. We softwash, dry and stain decks, docks and fences across Lake, Sumter and Marion County so the wood holds up, with a same-day written price and no payment until you’re happy.
Wood out here takes a beating. Sun bleaches it gray. Rain and lake spray soak in, then the boards swell, dry, and crack. Left alone, a deck starts to splinter under bare feet, and a dock post can soften and rot where it meets the water. Once wood rots, staining won’t fix it. You’re into board replacement, which costs far more than a stain job would have.
The other cost is picking the cheapest bid. A stain rushed onto dirty or damp wood peels and blotches within a season, so you pay twice. We’d rather clean it right the first time and give you a finish that holds. That’s the quality-over-quantity way we work, and it’s why folks call us back years later instead of starting over.
Real McWilliams project
Stained right, so it lasts
You put a lot of good years into that deck and that dock. Now the wood’s going gray, the boards feel rough, and the fence out back looks tired. You don’t want a quick cheap job that fades by next summer. You want the wood cleaned right, stained even, and protected against Florida sun and lake water so it lasts. That’s what we do. McWilliams Painting stains decks, docks and fences across Lake, Sumter and Marion County with full prep, an even finish, and crews who’ve been together 6-plus years. You get a written price the same day, and you don’t pay until you’re happy.
What kinds of wood do you stain?
If it’s wood and it sits outside, we can bring it back. We match the stain and the sheen to how the piece gets used, because a dock in the water needs different care than a shaded privacy fence. Decks, docks, fences, gazebos, arbors and porch beams, new or already grayed: the full list is just below, and you can see everything we stain on our staining services page.
Not sure if yours needs stain or a full seal? We’ll tell you straight during the walk-through. If a light clean and reseal is all you need, that’s what we’ll quote. Book a free estimate.

Decks: floors, railings, stairs and pergolas, cleaned and stained even so the grain shows through
Docks: boards, posts and railings near the lakes across Lake, Sumter and Marion County
Fences: privacy fences and split-rail, front and back, stained to slow graying
Gazebos, arbors and porch beams that share the same weathered look
Bare, new wood or older wood already grayed and rough
Prep is where a stain job is won or lost. We start with a softwash, which means low pressure and the right cleaner instead of a hard blast that gouges soft wood. That lifts off the gray, the mildew and the old grime without tearing up the grain. On a dock over water, we’re careful with runoff and take it slow.
Then we let the wood dry all the way. Damp wood won’t take stain, and this is the step cheap crews skip to get in and out the same day. Once it’s dry, we sand rough spots, set popped nails or screws, and mask anything we don’t want stain on. Only then does the stain go down. It’s the same caulk-and-tape, do-it-right habit we bring to every paint job.

How long will the stain last?
How long a stain holds depends on the wood, the sun it takes, and how much water hits it. A shaded fence goes longer between coats than a dock baking in full sun all day. As a rule, plan to restain a Florida deck or dock every 2 to 3 years and a fence a little less often. We’ll give you a straight timeline for your wood, not a sales pitch.
We brush and back-brush so the stain works into the grain instead of just sitting on top, and we watch the lap lines so you don’t get dark overlap streaks. The goal is rich, even color and wood that sheds water. We stand behind our work and follow up, same as we do on our paint jobs. Ask us about the warranty terms for your specific project.
Who stands behind the work?
McWilliams Painting is owned by Weston McWilliams, who runs a crew that’s stayed together 6-plus years. Weston’s married with kids and works right here in the community through BNI and BEST 352. On your job, a foreman leads the crew and walks the finished work with you before you pay a dime. That’s the foreman-and-customer walk-through, and it’s how we make sure the lines are straight and you’re happy. We’ve painted 2,000 to 3,000 homes in The Villages alone, so bring us the deck, the dock and the fence too. Planning a repaint as well? See our exterior painting.
Most decks and docks in Central Florida need restaining every 2 to 3 years because of the strong sun and lake moisture. Fences in shade can go a bit longer. We'll give you a straight timeline based on your wood and how much sun and water it takes.
Do you softwash the wood before staining?
Yes. We softwash first, which uses low pressure and the right cleaner to lift off gray, mildew and grime without gouging the wood. Then we let it dry fully before any stain goes down. Skipping that step is why cheap stain jobs peel.
Should I stain or seal my dock?
It depends on the wood and how it's holding up. Stain adds color and protection, while a clear seal mostly repels water. On a sun-exposed dock, a stain with pigment usually protects longer. We'll tell you which fits your dock during the free walk-through.
Can you fix a gray, splintering deck or does it need replacing?
If the boards are still sound, a good clean and stain can bring the color back and smooth rough spots. If wood has rotted or gone soft, staining won't fix it and those boards need replacing. We'll show you honestly what we see before we quote.
How much does deck, dock and fence staining cost?
Price depends on the size, the wood's condition, and how much prep it needs. We come out, measure, and hand you a written price the same day so there are no surprises. The estimate is free with no pressure. Request yours here.
Do I have to pay before the work is done?
No. You don't pay until you're satisfied. Before you pay, a foreman walks the finished deck, dock or fence with you to make sure the color is even and the lines are clean.
Do you stain new, bare wood too?
Yes, we stain both new bare wood and older grayed wood. New wood sometimes needs to weather a short while first so it takes the stain evenly, and we'll let you know if yours does during the estimate.
What areas do you serve for deck and fence staining?
We serve Lake, Sumter and Marion County, Florida, including Leesburg, Eustis, Tavares, Mount Dora, Fruitland Park, Lady Lake, The Villages and Ocala. Reach us at (352) 626-8007 to set up a free estimate.
