Village of Virginia Trace House and Villa Painting

Scout the Villages lists Virginia Trace among the villages that use Lake Sumter Landing, the lakefront square with the lighthouse. The village pairs designer homes, including Gardenia, Ficus and Lantana models, with the townhouse-style Virginia Vine Villas, and most homes here went up around 2005 and 2006.

Painting jobs in Virginia Trace

Twenty-year-old homes in this village tend to need a mix of these.

Repaint over old paint

Homes from the mid-2000s may already have been repainted once. We check adhesion and prep to suit what is on the wall now.

Townhouse-style villas

Shared walls in Virginia Vine Villas call for a clear color line and tidy work beside the neighbor’s unit.

Washing and mildew

A softwash clears mildew from shaded walls before paint.

Cages and lanais

Refinish a pool or bird cage while the crew is on site.

About Virginia Trace

District 6, built in the mid-2000s

Virginia Trace is in Village Community Development District 6, created by Sumter County in 2004. Most of its homes followed within a couple of years, so the village has had about two decades of Florida sun, afternoon storms and humidity.

Paint at that age has often been redone at least once, and layers matter. If an earlier repaint went on over dirt or chalk, it can lift. Testing adhesion and scraping loose areas before priming keeps the new coats from inheriting old problems.

Virginia Trace FAQ

Virginia Trace homeowner questions

Villas, approvals and peeling paint.

Have a peeling spot?

Call and we will tell you whether it is a quick fix or part of a bigger repaint.

(352) 626-8007
Can you paint just one unit in Virginia Vine Villas?

Yes. We can paint a single townhouse-style villa and keep the edge against the neighboring unit clean. Some owners prefer to repaint together with neighbors for a matched look.

Will District 6 need to approve my Virginia Trace color?

Generally not if the home goes back to its original color or to one on District 6’s current palette. In Virginia Vine Villas or on a Ficus or Gardenia, a fresh shade needs sign-off first: file an Architectural Review Application with Community Standards (districtgov.org, (352) 751-3912). We check the present rule and can complete the application with you.

My paint is peeling in spots. What causes that?

Often moisture or an earlier coat that did not bond well. We scrape and prime those areas before painting, and explain what we found on your estimate.

Do you give free estimates?

Yes, with a written price the same day.

Our process

Our Virginia Trace painting process

Approval comes first. The District 6 Architectural Review Committee reviews colors outside the original and the current palette.

  1. Assess

Walk the home, test problem spots, written price that day.

  2. Approve

New colors go through Community Standards, (352) 751-3912, for review; we file the application with you when one is required.

  3. Paint

Loose paint scraped back, bare spots primed, seams sealed, then two coats.

  4. Finish

Walk-through with you, pay when satisfied, and a check-in call around a year later.
