Where the work is

What are Lake Sumter Landing-area homeowners repainting?

Designer homes, courtyard and patio villas, townhouse-style villas and the premier homes of the Bridgeport villages all share the same Florida sun. These are the jobs that come up most in this part of The Villages.

First or second full repaint

Homes built in the mid-2000s are typically past their original builder paint. We wash, caulk, tape and put on two full coats.

Stucco touch-ups

Block-and-stucco walls can pick up small cracks over 15 to 20 years. We patch and prime them so the new coat looks even.

Villas with shared walls

Courtyard, patio and townhouse-style villas often share walls or sit close together. We plan color and timing so the finished look stays consistent.

Lanai and garage floors

Screened lanais and garages are a natural add-on: polyaspartic or epoxy coatings over properly ground concrete.

Pool cages

Pool and bird cages around premier and designer homes can be refinished while we are already on site.

Softwash and pressure washing

Clean stucco, driveways and walks before a repaint, or on their own between paint jobs.

The square

What is Lake Sumter Landing like?

Lake Sumter Landing Market Square sits on the shore of Lake Sumter in Sumter County and opened in the mid-2000s. It is often described as the only waterfront town square in The Villages, and its lighthouse on the lake is one of the community’s most recognizable landmarks.

The villages around it fill the band between CR 466 and CR 466A, covered by residential Districts 5 through 8. District 5 villages such as Belvedere, Lynnhaven and Winifred came first, around 2003 to 2006. District 8 villages such as St. James and Tamarind Grove came last, around 2008 to 2012. The Bridgeport villages are known for premier homes, and listings describe Bridgeport at Lake Sumter as sitting just north of the square.

How does a repaint work in Districts 5 to 8?

Each Villages district has an Architectural Review Committee. Repainting in the original color, or in a color from your district’s current palette, generally does not need approval. Anything else does. We confirm the current rule for your home first.

  1. Free estimate

We walk the home with you, note stucco and caulk repairs, and give you a same-day written price.

  2. Confirm the color

Original color, current palette, or a new color that needs an Architectural Review Application through Community Standards, (352) 751-3912. We can handle the paperwork with you.

  3. Prep and two coats

Wash, repair, caulk, tape, then two coats, with your pavers, plants and lanai screens protected.

  4. Walk-through, then pay

A foreman checks every line with you before you pay, and we call about a year later.

Is my Lake Sumter Landing-area home due for a repaint?

Most homes between CR 466 and CR 466A were built roughly 2003 to 2012, so many are on their first or second exterior paint job. Florida sun and rain wear paint down, and south and west walls usually go first. A free estimate will tell you where yours stands.

Do I need approval to change my exterior color?

Usually yes, unless you repaint in the original color or in a color from your district’s current palette. Other colors need an Architectural Review Application through Community Standards (districtgov.org, (352) 751-3912). Rules vary by district and change, so we help confirm yours.

Do you paint courtyard and patio villas?

Yes. Villas often share walls or sit close to neighbors, so we plan prep, color and timing to keep the finish consistent and keep your neighbor’s side clean.

Can you coat my lanai floor while you paint?

Yes. We install polyaspartic and epoxy floor coatings. Interior epoxy floors carry a lifetime warranty, and exterior floors carry 5 years with a maintained plan.

When do I pay?

Not until you are satisfied. A foreman walks the finished job with you first.
