Village of Belvedere, District 5

Painting Belvedere Designer Homes and Arlington Villas

Belvedere was one of the first villages built in District 5, with most homes dating from around 2003 to 2004 in resale listings. Designer homes and the patio villas of Arlington Villas share the same aging stucco, and both respond well to careful prep and two good coats.

Two decades of Florida weather on early District 5 stucco

District 5 was established by Sumter County in March 2002, and Belvedere’s homes followed soon after. Listings describe designer homes, including the Gardenia model, and a patio-villa section called Arlington Villas.

At more than twenty years old, nearly every Belvedere exterior has been painted at least once since the builder finished it. What we usually see now is the second round of wear: small cracks that were painted over last time, caulk that has shrunk away from trim, and walls that look chalky to the touch. Fixing those first is what makes the next coat last.

When was Belvedere built?

Resale listings place most Belvedere homes around 2003 to 2004, which makes it one of the earlier villages south of CR 466. Exact years vary by street, so check your own records or ask us to take a look.

What are Arlington Villas?

Listings use the name Arlington Villas for a patio-villa section within Belvedere. Those villas sit alongside designer homes in the same village.

Do I need district approval for my color?

Belvedere falls under District 5. Sticking with the color your home has now, or one from the palette District 5 currently offers, typically avoids review; going outside those choices means filing with Community Standards before painting. Rules shift, so we verify what applies to your street and can assist with the application.

Do you paint interiors too?

Yes. Walls, ceilings, trim, doors and cabinets. Many owners of homes this age also ask about smoothing popcorn ceilings before repainting inside.
