Village of Ashland, The Villages FL

Villa and Home Painting in the Village of Ashland

Ashland mixes colony patio villas, townhouse-style villas and single-family homes, and most resale listings date them to around 2004. Twenty-odd Florida summers later, many of these walls are on their second coat or ready for one.

Which Ashland home is yours?

Each style changes how we plan the job, from ladder setup to how we match a neighbor’s wall.

Colony patio villas

Compact single-story villas with a private patio. Small footprints, but every corner, gate and patio wall still gets full prep.

Townhouse-style villas

Attached homes that share a wall. We cut a clean line at the shared corner and keep the color consistent with the building.

Single-family homes

Detached homes with more elevations, more trim and often a lanai that is worth coating while we are there.

About Ashland

An early village of District 5

Ashland is one of the villages of District 5, a residential district Sumter County set up in March 2002. District 5 is the oldest of the four residential districts between CR 466 and CR 466A and covers around 6,400 home sites.

Being early in that district means Ashland homes are among the older ones near Lake Sumter Landing. On homes this age we expect to find hairline stucco cracks, tired caulk around windows and fading on the sunniest walls, and we build that repair time into the price instead of surprising you later.

How an Ashland job runs

Three steps from first call to finished walls

Simple on purpose. The only step that can take extra time is a color change that needs district review.

  1. Estimate and color check

We measure, note repairs and confirm whether your color is original, on the current palette, or needs an application.

  2. Wash, repair, two coats

Cleaning, crack and caulk repair, taping, then two coats, with the shared wall and patio kept tidy.

  3. Walk-through and warranty

You approve the finished job before paying, and the paint is covered by our 7-year peel-and-chip warranty.

Ashland FAQ

Common questions from Ashland villa owners

Shared walls and approvals come up most. Here is how we handle them.

Not sure about your villa?

Call and describe it. We will tell you what an estimate visit will cover.

(352) 626-8007
Will you paint only my side of an attached Ashland villa?

Often yes, as long as the color matches the approved scheme for the building. If the two halves have faded unevenly, we will point out where the line will show and talk through options with you, and with your neighbor if you both want to do it together.

Who approves exterior paint in Ashland?

In Ashland, District 5’s Architectural Review Committee has the say on exterior changes. If you are matching the color the villa already has, or choosing one on the palette the district publishes now, there is normally nothing to file. A brand-new color means an application through Community Standards, (352) 751-3912, before work begins.

My villa was built around 2004. Is that old for paint?

For Florida exterior paint, yes. A home from the early to mid-2000s has likely been repainted at least once already, and the condition of that last coat matters more than the date. We check for chalking, fading and failed caulk on every side.

Do you clean the walls before painting?

Yes. Every exterior starts with a wash to remove dirt and mildew so the new coat bonds properly. We also offer softwashing on its own between repaints.
