House Painting for the Village of Winifred

The Winifred resale listings in our research all date to around 2004, placing it among the earlier villages built between County Road 466 and County Road 466A. Single-family designer homes, Camellia among them, share the village with villas and courtyard villas, and at more than 20 years old, most have a paint history worth knowing before the next repaint.

Repainting a Winifred home with history

Winifred is part of Village Community Development District 5, the first of the residential districts in the Lake Sumter Landing area, created in 2002. Homes finished around 2004 have seen more than two decades of sun and summer rain.

Many will have been repainted at least once by now, perhaps by a previous owner. That is useful to know: we look at how well the existing coat is holding, whether old caulk was replaced or just painted over, and whether stucco cracks were patched or hidden.

  • Adhesion of the existing paint
  • Caulk painted over instead of replaced
  • Stucco patches that show through
  • Fascia and trim wear on sun-facing sides

How we repaint in Winifred

District 5’s Architectural Review Committee generally lets owners repaint in the original color, or a color from the current palette, without approval. Colors beyond those two options are submitted for review first.

How old are the homes in Winifred?

Sampled resale listings date them to around 2004. Build years vary by home, so check your own records.

My Winifred home was repainted by the previous owner. Does that change anything?

It can. We check how well that coat has held and whether repairs were done properly, then plan the prep around what we find.

Can I change my villa’s color?

Possibly. A Winifred villa that keeps its first color, or switches to one on the current District 5 palette, generally needs no review. For a different shade, Community Standards (districtgov.org, (352) 751-3912) expects an Architectural Review Application before work begins. The requirements are updated now and then, so we verify yours and complete the paperwork with you.

Do you follow up after the job?

Yes. We call about a year later, and interior and exterior paint carries a 7-year peel and chip warranty.
