The north end of The Villages is where it all started: Orange Blossom Gardens, the early Lady Lake villages, and the Sumter and Marion County neighborhoods that grew up around Spanish Springs in the 1990s and early 2000s. Many of these homes have been repainted before, some more than once. We help you do the next one right, color approval included.

Spanish Springs Town Square opened in 1994 as The Villages’ original town square. It sits in the Town of Lady Lake in Lake County, just off US 27/441 under the Spanish Springs sign, and it was designed with a Spanish and Southwestern small-town look: stucco walls, red-tile roofs, bell towers, courtyards and fountains. The square reopened in early 2026 after a revitalization.
The neighborhoods around it are the oldest in The Villages. Orange Blossom Gardens began in the early 1970s as a manufactured-home community, the Lady Lake villages such as El Cortez, Del Mar and Mira Mesa were built in the early 1990s, and the Sumter County villages north of County Road 466 filled in from the mid-1990s into the early 2000s. The Marion County villages at the far north end (District 4) date from roughly 2001 to 2004.
That age range matters for paint. A home here is typically 20 to 35-plus years old, and many have had several repaints already. The job is rarely just “roll on a fresh color.” It is finding the hairline stucco cracks, the failing caulk around windows and the chalky old coats, and fixing them before new paint goes on.

Groupings around a square are informal, so here they are by county and district, which is how the district government organizes them. Pick your village for a page about its homes and what they usually need.
The historic side: manufactured, frame, cottage and block homes from the 1970s through the late 1990s.
Mostly mid-1990s to about 2004, with designer homes, patio villas and courtyard villas.
The far north end, built roughly 2001 to 2004.
Every home is different, but the age of this part of The Villages points to a familiar list. We look at all of it during the free estimate.
Block-and-stucco homes from the early 1990s often show hairline cracks and patched spots. We repair and prime them so the new paint does not telegraph every old flaw.
Chalky, sun-worn paint has to be washed and prepped before anything sticks. Then two full coats, with caulk and tape done first.
Orange Blossom Gardens, Silver Lake and Country Club Hills include manufactured, modular and wood-frame homes. Siding, trim and skirting need a different prep than stucco, and we plan for that.
Decades-old concrete in garages and lanais is a good candidate for a polyaspartic or epoxy coating once it is ground and repaired.
Lady Lake and Lake County villages follow Village Center CDD rules, and the Sumter and Marion districts have their own. Rules change, so we confirm the current one for your address before we start.
In the Lady Lake/Lake County villages, repainting in the home’s original color is not treated as an alteration. Other colors need Architectural Review Committee approval unless they are on the current district palette.
For a new color, an Architectural Review Application goes in through Community Standards at districtgov.org, (352) 751-3912. We help you fill it out.
Once the color is cleared, we wash, repair stucco, caulk, tape and apply two coats.
A foreman walks the finished job with you. You do not pay until you are satisfied.
Deed restrictions in The Villages bar exterior repainting that substantially changes a home’s look without prior written approval, and repeat violations can bring fines. Residents have been ordered to repaint after using an unapproved color. Some northern districts have no palette at all, so any new color there needs an application.
The simplest path is often to repaint in the original color. If you want a change, we help you confirm whether your color is on your district’s current palette, and we can handle the application paperwork with you so the job starts on solid ground.
