Woodbury and Woodbury at Phillips, Marion County

House Painting in the Village of Woodbury, Marion County

Woodbury is really two eras in one village: the original homes from the early 2000s, and a newer section known as Woodbury at Phillips from around 2016. One group has likely been repainted already; the other may still have builder paint. We plan each job for the house it actually is.

Original Woodbury and Woodbury at Phillips

The Village of Woodbury is in District 4, the Marion County part of The Villages, about six-tenths of a mile from neighboring Springdale. Listing sources date most homes to between 2001 and 2004. A later section, Woodbury at Phillips, was built around 2016.

That split matters for paint. The early-2000s homes are about 20 years old and many have likely been repainted once, so the job leans toward crack repair and fresh caulk. The Phillips homes are around ten years old and many may still wear the builder’s original paint. Their first repaint is the moment to wash, caulk and tape everything properly and put on two full coats.

District 4 approvals

How we handle color approval in Woodbury

Woodbury follows District 4 deed restrictions, which call for written approval before a repaint that substantially changes how the home looks.

  1. Confirm the rule

If you keep the color the home was built with, or choose from a District 4 palette where one is offered, review is usually not required. We confirm that with you first.

  2. File for a new color

Anything new goes to Community Standards for review, online at districtgov.org or by calling (352) 751-3912; we prepare the form together.

  3. Paint and walk through

Two coats once approved, then a walk-through with you before payment.
