Background

A little about the Village of Chatham

District 4 was created by Marion County ordinance in March 2000, and Chatham was among the villages built in it soon after, around 2001 according to listing data. A section called Chatham at Soulliere is part of the village.

That puts Chatham north of Spanish Springs Town Square, across the county line from the Lady Lake and Sumter County villages. Being in a different county does not change how much the sun matters: walls that have been exposed for 20-plus years tend to fade, chalk and crack.

What we check

What we look for on a Chatham home

During a free estimate we walk the whole exterior and note what has to be done before paint. On homes of this age that list usually includes:

  • Hairline stucco cracks and old patches that show through the paint
  • Dried or split caulk around windows, doors and trim
  • Chalky paint that rubs off on your hand
  • Mildew on shaded walls and soffits
  • Garage and driveway concrete that could use a wash or coating

You get a written price the same day, with the prep spelled out.

Color approval

How to choose a color for a Chatham home

Chatham owners answer to the District 4 Architectural Review Committee for exterior changes. Here is the path we follow with them.

  1. Start with your options

The original color, or a color on the district’s current palette if there is one, generally goes ahead without approval. We confirm the current rule.

  2. Apply for a change

For any other color, an Architectural Review Application goes to Community Standards. We can handle the paperwork with you.

  3. Prep and two coats

Washing, stucco repair, caulking and taping, then two coats.

  4. Follow-up

We walk the job with you at the end, and call about a year later to see how it is holding up.
