Eastport Town Center is The Villages’ newest and southernmost town center, and the villages around it are still being built. If you just moved into a 2024 to 2026 home, here is how we help: floors, interiors and cabinets now, and a well-planned exterior repaint years from now.
Eastport sits on the east end of Central Lake, north of Central Parkway (the former County Road 470) and east of Marsh Bend Trail, near Florida’s Turnpike, in the City of Wildwood, Sumter County. It was christened in 2021 and named for the Morse family’s northern Michigan roots; Central Lake is named for the Michigan lake where the family grew up.
It began opening in phases in late 2025, with the Bellaire Executive Golf Course, the Olympia Recreation Center (home to an athletic club and climbing wall) and Hotel Eastport among the first pieces. Restaurants and shops are still opening in stages through 2026. The Villages calls it a town center, which is how we refer to it too.
Eastport-area homes are largely new construction sold by the developer, so exterior paint is fresh. These are the projects new owners ask about first.

Districts 15 and 16 were established by the City of Wildwood. All are in Sumter County, and many homes are only a short golf-cart ride from the town center.

New homes follow the same Architectural Review rules as older ones. The original color, or a color from your district’s current palette, generally does not need approval. Anything else needs an Architectural Review Application. Keep your builder color records; they make the first repaint simpler.
