Brownwood Paddock Square area, The Villages FL

Brownwood Area Painters for Villages Homes North and South of SR 44

Brownwood Paddock Square opened in 2012, and the villages around it span two eras: District 10 homes north of State Road 44 built around 2012 to 2016, and the Fenney-area homes south of 44 built from about 2017 on. One group is reaching its first full repaint; the other is still on builder paint. We work on both.

Where is Brownwood Paddock Square?

Brownwood Paddock Square sits in the City of Wildwood in Sumter County, west of Buena Vista Boulevard between State Road 44 and County Road 44A. It opened in October 2012 with an Old Florida cattle-town theme: barn-style buildings, windmills, brick walkways and life-size bronze statues of cattle and a cowboy on horseback. A bandshell in the middle of the square hosts live music most evenings.

The Lofts at Brownwood, the first apartments in The Villages with full amenity access, were completed around 2020. A golf-cart bridge over SR 44 now ties Brownwood to Fenney and the newer villages to the south.

What do Brownwood-area homes need right now?

North of SR 44, District 10 villages such as Hillsborough, Charlotte, Dunedin and Lake Deaton were built mostly between about 2012 and 2016. Collier’s Alden Bungalows followed around 2015 to 2016 and its Atwood Bungalows around 2018. Many of these homes are now a decade or more old, and plenty are coming up on their first full exterior repaint.

South of SR 44, Fenney welcomed residents in 2017, and District 12 villages such as DeSoto, Marsh Bend, Linden and Monarch Grove followed around 2017 to 2020, with Hammock at Fenney and DeLuna in the early 2020s. Many of those homes still wear their original builder paint, so the work there often leans toward garage and lanai coatings, interior color and pressure washing until the exterior is due.

Color approval

How do you handle color approval for a Brownwood-area home?

Every Villages district has an Architectural Review Committee. A repaint in the color the home was built with, a color on the district’s current palette, or a color within that palette’s hue range generally does not need approval. Any other color does.

  1. Find your color

We help you confirm your original color and your district’s current palette, which differs from district to district.

  2. Apply if it is new

For anything else, submit an Architectural Review Application through Community Standards, districtgov.org or (352) 751-3912. We can do the paperwork with you.

  3. Paint it right

Full caulk-and-tape prep and two coats once the color is cleared.

When did Brownwood Paddock Square open?

Brownwood Paddock Square opened in October 2012. It is in the City of Wildwood in Sumter County, between SR 44 and CR 44A, west of Buena Vista Boulevard.

Is my 2014 Brownwood-area home due for a repaint?

It may be getting close. Florida sun and rain wear exterior paint, and south and west walls fade first. Homes built around 2012 to 2016 are reaching the age when many owners plan a first full repaint. We will look at yours for free and tell you honestly.

My Fenney home is still on builder paint. What can you do now?

Plenty: garage and lanai floor coatings, interior color changes, cabinet refinishing and pressure washing. Exterior repaints usually come later.

Do I need approval to repaint the same color?

Generally no. Repainting in the color the home was built with, or a color on your district’s current palette, usually does not need approval. A different color needs an Architectural Review Application. We help confirm the current rule.

What warranty comes with the work?

Interior and exterior painting carry a 7-year peel-and-chip warranty. Interior epoxy floors carry a lifetime warranty, and exterior floors 5 years with a maintained plan.
