Village of Palo Alto, Sumter County

Village of Palo Alto Painting for Designer Homes and Courtyard Villas

Palo Alto was built from about 1996 to 2000 and mixes designer homes with courtyard villas. That means two kinds of paint jobs in one village: a stand-alone house you decide on alone, and a villa that shares walls with the home next door.

Designer homes and courtyard villas in Palo Alto

Real-estate listings for Palo Alto describe two main product lines: designer homes, which are detached single-family houses, and courtyard villas. Most went up between 1996 and 2000 on the Sumter County side north of County Road 466.

Resident guides say courtyard villas in The Villages were built either frame-and-vinyl or block-and-stucco, so on a villa the first thing we check is which one you have. Vinyl gets a gentle softwash and a coating suited to siding; stucco gets crack repair and masonry primer.

A designer home gets the classic treatment: wash, repair, caulk, then two coats over walls, trim and doors.

Repainting a courtyard villa

Shared walls add a few steps. None of them are hard if you plan ahead.

Talk to your neighbor

The two halves are seen together. Some owners paint both units at once, and we are glad to quote both.

Match what is allowed

Your color has to be one your district accepts, even if the attached unit is changing too.

Clean before paint

Siding and stucco both hold dirt and mildew that must come off before primer.

Two coats, clean lines

Full caulk-and-tape prep keeps the dividing lines between units crisp.

Color approval

Which color rules apply in Palo Alto?

The district government lists Palo Alto under both District 1 and District 2, so the answer can depend on your address. It is worth pinning down: in 2020 reporting, District 2 had no color palette at all, which meant the original color was fine but any new color needed an Architectural Review Application.

Rules have been revisited since then, so we check the current standard for your home with Community Standards ((352) 751-3912, districtgov.org) and help with the application if your color needs one.

What kinds of homes are in the Village of Palo Alto?

Designer homes and courtyard villas, built mostly between 1996 and 2000, according to real-estate listing data.

Is Palo Alto in District 1 or District 2?

The district government lists Palo Alto under both, so it can depend on your street. We help you confirm which district, and which color rules, apply to your home.

I own a courtyard villa. Can I repaint without my neighbor?

Talk to the neighbor first. Villas share walls, and your color still has to look right next door and be allowed by your district. Some owners schedule both units together, and we can quote both.

Do you paint vinyl siding on frame villas?

Yes. Frame-and-vinyl walls get a softwash and a coating suited to siding, while block-and-stucco walls get crack repair and masonry prep.
