Hacienda dates mostly from the mid-1990s and is among the older neighborhoods near Spanish Springs. It holds two- and three-bedroom single-family homes, courtyard villas, and a small group of much newer villas on the old Hacienda Hills club site. We paint all three.

Most Hacienda homes went up in the mid-1990s; listing data puts the median build year around 1996, and Homes.com calls it one of the oldest neighborhoods in the area. The village takes in two- and three-bedroom single-family homes and courtyard villas known as the Hacienda Villas.
The Hacienda Hills championship course shares the village’s name. Its clubhouse and restaurant are gone, and local reporting says The Villages dropped a plan for apartments on that site and built about two dozen villas there instead.

Around three decades of sun usually means chalky paint, split caulk and fine stucco cracks. We repair first, then apply two coats.
Courtyard villas share walls. We plan the job so color and trim line up with the attached unit and the approved color covers what you are painting.
Still on builder paint? Floor coatings, interior color and pressure washing usually come before an exterior repaint.

On either side, the original construction color generally needs no application, and a current-palette color often does not either.
Any other shade has to be reviewed by the Architectural Review Committee first, with the application handled by Community Standards, (352) 751-3912. Lake County side decisions can be appealed to the Village Center CDD board within 30 days.
