From color check to final walk-through

Exterior color in The Villages is overseen by each district’s Architectural Review Committee, and District 3 is no exception. Here is how we take care of it.

  1. Confirm your color

Same color the house was built with? Usually no review. A shade from the district’s current palette usually needs none either. We verify which applies to your address.

  2. Paperwork when needed

Any other color requires an Architectural Review Application filed with Community Standards, online at districtgov.org or by phone at (352) 751-3912. We will sit down and do it with you.

  3. Prep and paint

Clean, mend, seal the joints, mask off, then two finishing coats.

  4. Walk it together

Our foreman walks the home with you, and you pay only when you are happy with it.

The homes

What are Polo Ridge homes like?

Polo Ridge is a District 3 village in Sumter County, on the north side of The Villages near Spanish Springs. Real-estate listing data dates most of its homes to between 1999 and 2002, with the midpoint around 2000.

Listings mention floor plans such as the Lantana. Whatever your model, we measure and look at the walls, trim and soffits in person before pricing.

At this age, a house has often had one repaint already, and the caulk around windows and doors has usually dried out and split. Sealing those joints properly is half of a lasting job.

Answers for Polo Ridge homeowners

About your home’s age, the county and what we can paint.

Not sure where to start?

Tell us what bothers you most about the house. We will take it from there.

(352) 626-8007
How old are the homes in Polo Ridge?

Most were built from about 1999 to 2002, according to real-estate listing data, so many are past their twentieth year.

Which county is Polo Ridge in?

Sumter County. It is part of District 3 on the north side of The Villages, in the Spanish Springs area.

Can I repaint in a different color?

Possibly, but a color other than the original, or one outside your district’s current palette, needs Architectural Review Committee approval first. Painting without it can lead to an order to repaint, so we help you check and apply.

Do you paint interiors too?

Yes: walls, ceilings, trim, doors and cabinets, plus popcorn ceiling removal. Interior painting carries the same 7-year peel-and-chip warranty as exterior work.
