St. Charles packs three housing styles into one village: townhouse-style villas, colony patio villas and designer homes, with Begonia and Bougainvillea models among those listed. Construction stretched from around 2008 into 2011, so neighbors on the same street can be several years apart in paint age.

The prep is the same thorough job for all three. What changes is the planning.
Attached units share walls and rooflines. We agree on where your color ends and your neighbor’s begins, and keep ladders and drop cloths on your side.
Compact homes with close side yards. We protect walkways, plantings and lanai screens and leave the work area tidy each day.
More wall, more trim, often a lanai or pool cage. Two coats over full caulk-and-tape prep, priced line by line.
St. Charles belongs to Village Community Development District 8 in Sumter County. District 8 was the last of the four residential districts to fill in between County Road 466 and County Road 466A, so its homes are younger than those in the District 5 villages built around the time Lake Sumter Landing opened in the mid-2000s.
Younger does not mean untouched, though. A villa finished in 2008 has had well over a decade of sun, and Florida rain finds every gap in tired caulk. If your unit is attached, it is worth talking with your neighbor about timing, since a matched repaint looks cleaner than two shades of fade side by side.

Attached homes, approvals and timing.
We will talk through timing with you and, if you like, your neighbor.
(352) 626-8007That depends on your district’s current rules and your neighbor. Many owners of attached villas choose to repaint together so the color stays consistent; we can price each unit separately and schedule them back to back.
Only in some cases. Whether you own a Begonia or a townhouse-style villa, sticking to the original shade or the palette District 8 currently offers generally needs no sign-off. Stepping outside it means filing an Architectural Review Application with Community Standards (districtgov.org, (352) 751-3912) and waiting for a decision. We look up what applies to your unit today and can fill in the form with you.
Not necessarily. Sun-facing walls, trim and caulk often wear out before the rest of the house. Give us a short visit and you will get a straight answer on whether to paint now or wait.
In writing, on the same day as your free estimate.
We start with the color question, because District 8’s Architectural Review Committee has the final word on anything outside the original color or current palette.
We verify the current rule and help prepare an application if one is needed.
Wash, repair, caulk, tape and paint, with neighbors’ walls and your plantings protected.
The bill comes after you are happy, and our check-in call comes roughly twelve months later.
