Village of Caroline, District 6

Painting Designer Homes and Villas in the Village of Caroline

Resale listings date most Caroline homes to around 2005 and 2006, a mix of designer homes and villas in Sumter County’s District 6. At roughly twenty years old, plenty of them are ready for another full repaint, and the stucco usually needs some attention first.

What changes after two decades of Florida weather

A home from the mid-2000s has seen a lot of summers. These are the issues we find most often on houses of this age, and how we handle them.

Stucco cracks

Years of heat expansion and settling leave fine cracks in the stucco. We fill and prime them so they do not show through the new finish.

Chalking and fading

Older paint turns powdery in the sun. A thorough wash removes the chalk so new coats bond to sound paint.

Dried-out caulk

Joints at windows, doors and trim shrink and split with age. We cut out failed caulk and run fresh beads before painting.

Villa coordination

On villas we talk through timing and color with you up front, so attached units still look right side by side.

About Caroline

Caroline’s place in The Villages

Caroline is part of Village Community Development District 6, established in 2004 under Sumter County Ordinance 04-04. Scout the Villages lists it among the neighborhoods that use Lake Sumter Landing Market Square, which lies in the same stretch between County Road 466 and County Road 466A.

Because Caroline was built over a short window, many owners on the same street face repaint decisions at about the same time. Swapping color ideas over the fence is fine; just remember that a shade outside the original or the current palette still needs a yes from District 6’s committee.

Before you call, it helps to know:

  • Whether you want to keep your current color or change it
  • If your villa shares a wall with a neighbor
  • Where you have noticed cracks, peeling or water stains
  • Whether the lanai floor or garage should be coated at the same time

Caroline FAQ

Common questions from Caroline homeowners

Age, stucco and color rules are what most people ask about.

Prefer to just talk?

Call and describe the house. We will tell you what we would look at.

(352) 626-8007
My Caroline home was built around 2006. Is it time to repaint?

Quite possibly. A home that age has likely been repainted once already or is still on tired original paint. Fading, chalky residue on your hand and open caulk joints are the usual signs. We will tell you honestly at a free estimate.

Do you fix stucco cracks before painting?

Yes. We fill and prime cracks as part of prep, so the repair is sealed under two coats instead of showing through later.

Can I change my color in Caroline?

You can keep the original color or use one from District 6’s current palette without approval in most cases. Anything beyond that requires sending an Architectural Review Application to Community Standards, and we can fill it out with you.

Do you refinish kitchen cabinets too?

Yes. Cabinet refinishing gives existing cabinets a smooth, durable finish without replacing them.
