Village of Mira Mesa, Lady Lake

Painting Early-1990s Cottage Homes in the Village of Mira Mesa

Mira Mesa went up in the early 1990s around its own executive golf course, and its cottage-style homes are now past thirty years old. On a house that has been painted several times, the prep matters more than the color.

The village

A small village built around a golf course

The Mira Mesa executive course sits at the center of the village; course guides date it to 1993. The cottage-style homes around it were built at about the same time, roughly 1990 to 1994, which places Mira Mesa among the earliest villages in the Town of Lady Lake in Lake County.

Mira Mesa has no numbered district of its own. Like the other Lady Lake villages, it falls under the Village Center Community Development District, whose rules govern exterior changes, paint included.

What older cottage homes ask of a painter

A few things we pay extra attention to on houses from the early 1990s.

Wall material first

We check whether you have stucco or siding and prep to suit it: crack repair for stucco, softwash and spot-priming for siding.

Fascia and trim

Trim and fascia take years of sun and gutter overflow. We sand, spot-prime and caulk them before color goes on.

Two coats outside

Full caulk-and-tape prep and two finish coats, with a 7-year peel-and-chip warranty.

Smooth ceilings inside

If your ceilings still have texture, we can remove it, repair the surface and paint a smooth finish.

Lady Lake color rules

Repainting under Village Center CDD rules

These rules cover the Lady Lake and Lake County villages, Mira Mesa included.

  1. Original color: no review

Village Center rules do not count a repaint in the original construction color as an alteration.

  2. Palette or approval

A color from the current palette or approved hue range generally clears too. Anything else needs Architectural Review Committee approval before work begins.

  3. Help with the form

The application is filed through Community Standards at districtgov.org; call (352) 751-3912 with questions. We can prepare it with you.

When was the Village of Mira Mesa built?

Roughly 1990 to 1994, based on listing and guide data. The Mira Mesa executive course at its center dates to about 1993.

Is Mira Mesa in Lady Lake?

Yes. It is in the Town of Lady Lake in Lake County, governed by the Village Center Community Development District rather than a numbered district.

Do I need approval to repaint my Mira Mesa home the same color?

Not under the Lady Lake/Lake County rules, which do not treat a repaint in the original construction color as an alteration. Rules can be revised, so we double-check before the first coat.

Can you remove popcorn ceilings?

Yes. We remove textured ceilings, repair the surface and paint a smooth, even finish.
