Orange Blossom Gardens is where The Villages began: a manufactured-home community started in the early 1970s that gave the whole development its name until 1992. Today it mixes manufactured, wood-frame and block homes, and each needs its own kind of prep.

In the early 1970s, Harold Schwartz and Al Tarrson started Orange Blossom Gardens as a mobile home park on leftover mail-order land in northwest Lake County. About 400 units had sold by the early 1980s. In 1983 Schwartz bought out Tarrson and brought in his son, H. Gary Morse, and in 1992 the development was renamed The Villages.
The village is still in the Town of Lady Lake, with Lady Lake 32159 addresses, and many homes are sold as numbered units, for example “Orange Blossom Gardens Unit 8.” It has no district of its own and falls under the Village Center Community Development District.

Listings describe homes here as manufactured, wood-framed and block, built anywhere from the 1970s into the 1990s, and in many units the typical home dates to the mid-1980s. Residents also report that some older manufactured homes have been replaced with cottage-style homes, so one street can hold several eras.

Sticking with the color your home was built in does not count as an alteration.
A shade on the current palette or within its approved hue range generally needs no review either. Palettes change, so we confirm the current one.
Other colors go to the Architectural Review Committee before work starts. Community Standards, (352) 751-3912, assists owners and contractors with the paperwork.

(352) 626-8007Yes. We clean and prep siding, trim, skirting and awnings, prime where needed and apply two coats. We look at the home in person first, because condition varies a lot from unit to unit.
That was the original name of the whole development, started in the early 1970s as a mobile home park. It was renamed The Villages in 1992, and the oldest section kept the name.

The same Lady Lake/Lake County rules apply as for any other home: the original color does not count as an alteration, while other colors may need Architectural Review Committee approval. We help you confirm before painting.
