Pennecamp mixes courtyard villas with larger premier and designer homes, and resale listings put most of its construction around 2009 and 2010. Fifteen-plus years of Central Florida weather is about when original builder paint starts to chalk and fade. We help Pennecamp owners plan that repaint, from color approval to the final walk-through.

Pennecamp is part of Village Community Development District 8, which Sumter County set up in 2004 and which covers roughly 1,098 acres between County Road 466 and County Road 466A. Scout the Villages counts it among the villages that use Lake Sumter Landing, the waterfront square known for its lighthouse on Lake Sumter.
Listings describe two main kinds of homes here: courtyard villas, with model names such as Bonita and Ana Maria, and premier or designer homes, including Williamsburg models. The recreation center list published by the districts also includes a center named Pennecamp.

Courtyard villas and premier homes need different planning. These are the pieces we price out most often.
A home finished around 2009 may still wear its first coat. We wash, fill hairline stucco cracks, re-caulk windows and doors, then apply two full coats.
Larger lots often come with screened pools. Refinishing a faded cage frame at the same time keeps the back of the house as sharp as the front.
Courtyard villas wrap living space around a private court, so there is more wall and trim per square foot than you might expect. Every surface is listed on the written estimate.
A polyaspartic flake coating over ground concrete gives a stained lanai or garage slab a clean, easy-care surface.
Color decisions here sit with District 8’s review committee. If the new paint matches the original shade, or comes off the district’s current palette, a review is generally not required; for anything else, the application comes first. We check the current rule for your address before anything is ordered.
We look at stucco, caulk, trim and any cage or floor work, and hand you a written price the same day.
Original, palette or new. For a new color we help you fill out the Architectural Review Application for Community Standards, (352) 751-3912.
Pressure wash, patch, caulk and tape, then two coats with plants, pavers and screens covered.
The foreman tours the finished house with you, and the invoice waits until you sign off. Roughly a year on, we phone to see how it is holding up.

(352) 626-8007Resale listings point to about 2009 to 2010 for most of the village. That makes many homes roughly 15 to 17 years old, which is often when original exterior paint is ready to be replaced. We will tell you honestly if yours can wait.
Often, but plan on approval first. Pennecamp owners who stay with the villa’s original shade, or pick from the current District 8 palette, generally skip the review. A shade outside those choices goes to Community Standards on an Architectural Review Application (districtgov.org, (352) 751-3912). Since rules get updated, we verify yours and can sit down with you to fill in the form.
