Collier sits right beside Brownwood Paddock Square, and some Alden Bungalows face the square from across the street. The village has built in phases, so a 2015 bungalow and a brand-new Atwood villa can be a few streets apart and need very different work.

The whole village falls within District 10 in Sumter County, but its neighborhoods went up at different times, and the paint on each reflects that.
Built around 2015 to 2016. These are the oldest homes in Collier and the most likely to be looking at a first exterior repaint now.
Added around 2018. Exterior paint here is often still original, so owners usually start with floors, interiors or a cleaning.
The developer has been marketing new move-in-ready Atwood Courtyard Villas with two or three bedrooms, a two-car garage plus a golf-car garage, and a private courtyard.
The Atwood Courtyard Villas pair a two-car garage with a separate golf-car garage, and other Collier homes may have one too. Both floors take tire marks, hot-tire lift and the odd oil drip. A polyaspartic flake coating cleans up easily and cures fast, so you are not locked out of the garage for long.
Private courtyards are the other Collier feature worth planning for. Courtyard walls are short runs with a lot of corners, gates and light fixtures, and they show a sloppy edge quickly. We tape and caulk them like any other wall.

Collier’s street names follow a Michigan theme: Charlevoix, Petoskey, Leelanau and Torch Lake among them. Torch Lake Drive is also the address the developer lists for Brownwood Paddock Square, which tells you how close this village is to the bandshell and shops.
Being that close to the square means plenty of foot and cart traffic past your front elevation. We keep ladders, drop cloths and trucks tidy and off the sidewalk, and we clean up at the end of every day.

Exterior changes on Collier streets go through District 10’s Architectural Review Committee. Keep the builder’s shade or pick from the palette District 10 publishes now, and a repaint normally moves ahead without a form.
Builder colors and palettes change over time, so we help you confirm what applies to your bungalow or villa today.
Picked something off-palette for your bungalow? That calls for an Architectural Review Application, filed with Community Standards ((352) 751-3912 or districtgov.org). We help put it together.
Once the color is settled, we caulk, tape and lay down two coats.
Our foreman tours the finished bungalow or villa alongside you, and payment waits until you are happy.
What owners of Alden, Atwood and newer villas usually ask us.
A free estimate covers walls, floors and trim in one visit.
(352) 626-8007It may be. Alden homes date from around 2015 to 2016, and Florida sun and rain wear exterior paint over time. Ask us over for a no-charge look; if it can hold off another year or two, we say so.
Yes. We can coat both floors in the same visit with a polyaspartic flake system.
Exterior paint on a new home is usually fine for years. New owners often start with interior color, accent walls or garage floor coatings.
Collier homes fall under District 10. Matching what the builder used, or choosing from District 10’s current palette, normally needs no paperwork; a shade outside those means an Architectural Review Application first. Palettes get revised, so we check the current version with you.
