Fenney was the first village of the southern expansion below State Road 44, welcoming residents in 2017. It was laid out around Fenney Spring, wetlands and an oak hammock, and that green setting shapes what its homes need from a painter.

Fenney was designed around Fenney Spring, its wetlands and an upland oak hammock, and a nature trail follows a spring-fed stream. In 2017 the village was planned at about 1,850 acres.
Shade and moisture are lovely to live with but hard on paint. North walls and soffits under big oaks can grow mildew, and a coat applied over it will not last. We softwash first, let the walls dry and then paint.

Fenney falls within District 12 of Sumter County, which went by the name Wildwood Springs Community Development District until a 2016 renaming. The village’s main entrance is off Warm Springs Avenue, roughly halfway between Coleman and the Florida Turnpike.
From Brownwood Paddock Square, residents cross SR 44 on the Brownwood golf-cart bridge. Some guides group Fenney with Sawgrass Grove or Eastport Town Center instead of Brownwood, since square groupings are informal.

Fenney offers patio villas, courtyard villas, cottage homes, verandas, designer homes and premier homes, so no two quotes here look alike.
Smaller exteriors that are often still on builder paint. Owners usually start inside, with interior color or garage floors.
Large wall areas, tall entries and lots of trim. We measure what is there and give a written price the same day.
Bigger lots often come with pool cages. We refinish cage frames and coat lanai floors.
Covered outdoor rooms need their ceilings and posts cleaned and painted, not just the walls.
The Fenney Recreation Center on Fenney Way has a beach-entry resort pool that was billed as a first for The Villages. The Fenney Grill opened in 2017, and the area also has Sugar Cane Canine Park, an archery range and the nature trail.
Homes here date from about 2017 onward, with a typical build year around 2018. The earliest ones are getting close to their first exterior repaint, and newer ones are still years away.

Fenney homeowners deal with District 12’s Architectural Review Committee. Staying with the shade your house was built in, or selecting from District 12’s current palette, usually means no review at all.
We help you confirm your home’s original color and what District 12 offers today.
Something different calls for an Architectural Review Application before work starts. File it with Community Standards, by phone at (352) 751-3912 or via districtgov.org, and we will help fill it in.
Softwash, then time for the stucco to dry out before the first coat.
Two coats go on after the walls dry, followed by a final walk-through and a 7-year peel-and-chip warranty.

Fenney was built around wetlands and an oak hammock, so walls in deep shade can stay damp longer. A softwash removes the growth so new paint can bond.
Yes. We paint every Villages home style, from patio villas to premier homes, and price each one in writing the same day.
District 12, which was called the Wildwood Springs Community Development District until it was renamed in 2016.
If you keep the color the home was built with, or choose one from District 12’s current palette, you normally do not. Picking a shade beyond those options means an Architectural Review Application comes first. District rules change, so we check the present one with you before you settle on a color.

We clean, repair and paint with two coats over full prep. The estimate costs nothing, the written price arrives that same day, and you pay once you are pleased with the result.
