First repaint or second? It depends on the house

Homes in Hemingway mostly date from around 2008 and 2009. Some owners repainted a few years ago; others are still looking at builder paint that has faded on the sunny sides. We check the actual paint film on your walls, not the calendar, before we recommend anything.

Hemingway is part of Village Community Development District 7 in Sumter County, and Scout the Villages lists it among the villages that use Lake Sumter Landing. Any change of exterior color for these homes goes before District 7’s review committee.

What we check

Four signs a Hemingway home is ready for paint

If you notice two or more of these, it is a good time for a free look.

Chalk on your hand

Rub a sun-facing wall. A powdery residue means the paint binder is breaking down.

Hairline cracks

Small cracks in stucco let water behind the finish. They should be filled before painting.

Split caulk

Gaps at windows, doors and trim are an easy way in for water and insects.

Uneven color

Faded walls next to shaded ones make the house look patchy from the street.

When was Hemingway built?

Most homes there went up around 2008 and 2009. Homes.com reports a median build year of 2008 for the village.

Can you tell me if I need a full repaint or just touch-ups?

Yes. At the estimate we look at chalking, cracks and caulk and give you an honest answer. If a full repaint is not needed yet, we will say so.

Who handles the color approval paperwork?

If your new color is outside the original or District 7’s current palette, an Architectural Review Application is needed, and we can help you prepare it. Sticking with the color the house has now usually needs no sign-off.

Do you offer a warranty?

Yes, seven years against peeling and chipping, in writing. About twelve months after we finish, we phone to see how it is holding up.
