Village of Mallory Square, District 6

House Painting in the Village of Mallory Square

Mallory Square homes were built mostly around 2006, with designer models such as the Wisteria, Oleander, Jasmine and Camellia mixed in with villas. Scout the Villages counts it among the neighborhoods that use Lake Sumter Landing, and these houses are well into their second decade of Florida weather.

From stucco to kitchen cabinets

Here is what we can take on at a Mallory Square home, inside and out.

Exterior painting

Two coats on walls, trim, fascia and doors after a full wash and caulk.

Stucco repair

Cracks and small damaged patches repaired and blended before paint.

Cabinet refinishing

Kitchen cabinets given a fresh, hard-wearing finish in place.

Interior painting

Living areas, bedrooms and ceilings with clean lines at trim and baseboards.

Pressure washing

Driveways, walks and stucco cleaned on their own or before a repaint.

Pool and bird cages

Cage frames brought back to an even color that suits the fresh paint.

Designer models

Wisteria, Oleander, Jasmine and Camellia homes

Listings for Mallory Square name a run of designer models, the Wisteria, Oleander, Jasmine and Camellia among them, plus villas. Different models mean different rooflines, window counts and trim details, which is why we price each home from an in-person walk rather than by square footage alone.

Sumter County established District 6, which includes Mallory Square, in February 2004. Its homes date mostly from 2006, with some from 2005 and 2007, so many are on their original paint or a single repaint.

How a Mallory Square repaint comes together

District 6 color changes go through its Architectural Review Committee. Keeping your color or picking from the current palette usually skips that step.

  1. In-person walk

We measure up the trim, windows and repairs your model actually has and write the price the same day.

  2. Pick a compliant color

Stay with the original, choose from the current District 6 palette, or let us help with an Architectural Review Application.

  3. Prep and two coats

We clean the walls, fix cracks, re-caulk and mask, then apply two full coats.

  4. Approval before payment

Our foreman reviews it with you, and the bill is due only once you are happy.

Mallory Square FAQ

Mallory Square painting questions

Pricing, colors and the extras.

Want a number in writing?

Phone us to book a no-cost visit; the written quote comes the same day.

(352) 626-8007
Why price by walk-through instead of square footage?

Two homes of similar size can have very different amounts of trim, windows and stucco repair. Walking the house lets us give you an accurate written price the same day.

Can I choose a brand-new exterior color?

You can, but a color outside the original or District 6’s current palette needs an Architectural Review Application through Community Standards first. We check what District 6 currently requires and can work through the forms alongside you.

Do you refinish cabinets in Mallory Square homes?

Yes. Instead of buying new cabinets, we clean, sand and prime the ones you have, then spray on a new finish.

What happens a year after the job?

We call to check how the paint is holding up, and the 7-year peel-and-chip warranty stays in effect.
