Why Briar Meadow villas need a careful repaint

Real-estate sources describe Briar Meadow as a village of villas, with most built from 2001 to 2004. It belongs to District 4, the Marion County district on the north edge of The Villages, north of Spanish Springs Town Square.

Villas are compact, but they are rarely simple to repaint. When two units share a wall, the color has to match the approved scheme on both sides, and the line where one owner’s job ends needs to be clean. We talk that through with you, and with your neighbor if you like, before we start.

After two decades of Florida sun and summer storms, expect faded walls, tired caulk at windows and the odd hairline crack in the stucco. Those get fixed first.

How we handle color approval in District 4

District 4’s own Architectural Review Committee reviews exterior changes here. This is how we work with it on a Briar Meadow villa.

  1. Original or palette color

Sticking with the villa’s first color, or one off a current district palette if District 4 has one, usually skips review. We check which is true today.

  2. Anything else gets an application

A villa going to a new color first needs its Architectural Review Application filed with Community Standards, (352) 751-3912, and we sit down with you to complete it.

  3. Then we paint

Softwash, stucco repair, caulk, tape and two coats of exterior paint.

Worth knowing

What District 4 rules mean for your project

District 4’s deed restriction packet says exterior repainting that substantially changes a home’s look needs prior written approval, and repeat violations can carry fines of up to $500 a day. It is not something to worry about if the paperwork is in order, which is why we check it at the start.

Before your estimate, it helps to have:

  • The current color of your villa, if you know it
  • Any color you are considering
  • Whether your neighbor plans to repaint too
  • Interior rooms you would like priced at the same time
