District 5, Sumter County

Painters in the Village of Liberty Park

Liberty Park belongs to District 5, the earliest residential district in the Lake Sumter Landing area. Its villas and single-family homes went up around 2005 and 2006, toward the later end of that district’s build-out, and they are now about twenty years old.

District 5

Part of the district that started the Lake Sumter Landing area

Village Community Development District 5 was established on March 19, 2002 under Sumter County Ordinance 02-5 and covers 6,399 home sites. Its villages were the first built between CR 466 and CR 466A, and Liberty Park homes, from around 2005 and 2006, came a little after the earliest of them.

Liberty Park’s exact position relative to the square is not something we have confirmed, but local guides place it in the Lake Sumter Landing area. What we can say with confidence is what a twenty-year-old Florida home generally needs: crack and caulk repairs, a thorough wash and two fresh coats.

Villas and single-family homes

Two kinds of homes, two kinds of plans

Liberty Park has both villas and single-family homes, and each is planned a little differently.

Villas

Attached or closely spaced villas need clean cut lines where your paint meets your neighbor’s, and a color both homes can live with.

Single-family homes

A full exterior from fascia to foundation, including garage and entry doors.

Pre-paint washing

Twenty years of mildew and dirt must come off before new paint goes on.

Stucco repair

Cracks filled and primed so they stay closed under the new finish.

District 5 color rules

Getting from estimate to finished paint in Liberty Park

Every district runs its own Architectural Review Committee, District 5 included. Rules shift over time, so we confirm them for your address.

  1. Free estimate

Scope and written price, same day.

  2. Color decision

No review is usually needed to repeat your color or use one from District 5’s current set. For a new shade, an application goes to Community Standards, (352) 751-3912, first.

  3. Prep, then two coats

    Wash, repair, caulk, tape, paint.

  4. Final walk-through

Pay when satisfied, with a follow-up call about a year later.

When were homes in Liberty Park built?

Resale listings point to around 2005 and 2006. Exact years vary from home to home.

Can you paint just my side of a villa?

Yes. We paint your unit and keep a clean line at the shared wall. Because the units are seen together, it helps to talk with your neighbor about color and timing first.

Which district’s rules apply to Liberty Park?

District 5’s. Its Architectural Review Committee handles exterior color changes for the village, and we help confirm the current requirement before you choose.

Do you pressure wash before painting?

Yes. Every exterior repaint starts with a wash so the new coats bond to clean, sound paint.
