The villages around Sawgrass Grove were built in the early 2020s, so most homes here still wear their original builder paint. That makes now the time for floors, interiors and keeping stucco clean, and for planning a first exterior repaint the right way, with the color cleared first.

Newer homes still need care. These are the jobs that make sense before a first full exterior repaint comes due.
Bare builder concrete stains and dusts. A ground, coated floor cleans up easily and looks finished.
Polyaspartic flake coatings for screened lanais and entries, with a 5-year exterior warranty on a maintained plan.
Swap builder-neutral walls for colors you chose, with straight lines and furniture covered.
Keep new stucco, driveways and walks clean so the original finish lasts.
Sawgrass Grove is a dining and entertainment hub south of State Road 44, along Meggison Road in the City of Wildwood, Sumter County. The Market at Sawgrass Grove opened in July 2022, with an outdoor entertainment venue and nightly live music following that fall. It sits next to the Ezell Recreation Complex, which opened in November 2021, and the Southern Oaks Championship Golf Course.
The Villages lists it alongside its town squares rather than as one of them, so you will hear it called simply Sawgrass Grove. Its architecture is often described as barn-and-farmhouse inspired, a nod to Florida’s agricultural and citrus history.

District 13 villages sit in the City of Wildwood in Sumter County. District 14 villages are in Lake County, in Leesburg, per the district. Groupings like this are informal.

Most homes here are block and stucco, and some, such as certain designer homes in Bradford and St. Catherine, are frame construction. Florida sun and rain wear down every exterior, and south and west walls go first. When the time comes, the first repaint over builder paint is a chance to do it properly: wash, repair any hairline stucco cracks, caulk, tape and apply two full coats.
Even on a new home, a color change needs the district’s approval. Repainting in the original color, or a color from your district’s current palette, generally does not. Anything else needs an Architectural Review Application through Community Standards (districtgov.org, (352) 751-3912). A palette color is not always automatically approved for every home, so keep your paperwork. We help confirm the current rule and can handle the application with you.
