What is Spanish Springs, and why are its homes different?

Spanish Springs Town Square opened in 1994 as The Villages’ original town square. It sits in the Town of Lady Lake in Lake County, just off US 27/441 under the Spanish Springs sign, and it was designed with a Spanish and Southwestern small-town look: stucco walls, red-tile roofs, bell towers, courtyards and fountains. The square reopened in early 2026 after a revitalization.

The neighborhoods around it are the oldest in The Villages. Orange Blossom Gardens began in the early 1970s as a manufactured-home community, the Lady Lake villages such as El Cortez, Del Mar and Mira Mesa were built in the early 1990s, and the Sumter County villages north of County Road 466 filled in from the mid-1990s into the early 2000s. The Marion County villages at the far north end (District 4) date from roughly 2001 to 2004.

That age range matters for paint. A home here is typically 20 to 35-plus years old, and many have had several repaints already. The job is rarely just “roll on a fresh color.” It is finding the hairline stucco cracks, the failing caulk around windows and the chalky old coats, and fixing them before new paint goes on.

Which villages are in the Spanish Springs area?

Groupings around a square are informal, so here they are by county and district, which is how the district government organizes them. Pick your village for a page about its homes and what they usually need.

Lady Lake and Lake County (Village Center CDD)

The historic side: manufactured, frame, cottage and block homes from the 1970s through the late 1990s.

Sumter County, Districts 1 to 3

Mostly mid-1990s to about 2004, with designer homes, patio villas and courtyard villas.

Marion County, District 4

The far north end, built roughly 2001 to 2004.

What these homes need

What do older Spanish Springs homes usually need?

Every home is different, but the age of this part of The Villages points to a familiar list. We look at all of it during the free estimate.

Stucco crack repair

Block-and-stucco homes from the early 1990s often show hairline cracks and patched spots. We repair and prime them so the new paint does not telegraph every old flaw.

Exterior repaints over old coats

Chalky, sun-worn paint has to be washed and prepped before anything sticks. Then two full coats, with caulk and tape done first.

Manufactured and frame homes

Orange Blossom Gardens, Silver Lake and Country Club Hills include manufactured, modular and wood-frame homes. Siding, trim and skirting need a different prep than stucco, and we plan for that.

Garage and lanai floors

Decades-old concrete in garages and lanais is a good candidate for a polyaspartic or epoxy coating once it is ground and repaired.

Color approval, then paint

How does color approval work for a Spanish Springs-area home?

Lady Lake and Lake County villages follow Village Center CDD rules, and the Sumter and Marion districts have their own. Rules change, so we confirm the current one for your address before we start.

  1. Check the rule

In the Lady Lake/Lake County villages, repainting in the home’s original color is not treated as an alteration. Other colors need Architectural Review Committee approval unless they are on the current district palette.

  2. Apply if needed

For a new color, an Architectural Review Application goes in through Community Standards at districtgov.org, (352) 751-3912. We help you fill it out.

  3. Prep and two coats

Once the color is cleared, we wash, repair stucco, caulk, tape and apply two coats.

  4. Walk-through first

A foreman walks the finished job with you. You do not pay until you are satisfied.

Before you pick a color

Why does the approval step matter so much here?

Deed restrictions in The Villages bar exterior repainting that substantially changes a home’s look without prior written approval, and repeat violations can bring fines. Residents have been ordered to repaint after using an unapproved color. Some northern districts have no palette at all, so any new color there needs an application.

The simplest path is often to repaint in the original color. If you want a change, we help you confirm whether your color is on your district’s current palette, and we can handle the application paperwork with you so the job starts on solid ground.

They are the oldest in The Villages. Orange Blossom Gardens dates to the early 1970s, the Lady Lake villages such as El Cortez and Del Mar to the early 1990s, the Sumter County villages north of CR 466 to the mid-1990s through the early 2000s, and the Marion County villages to roughly 2001 to 2004.

Do I need approval to repaint my house in the original color?

In the Lady Lake/Lake County villages, repainting in the home’s original construction color is not treated as an alteration that needs Architectural Review Committee approval. Rules differ by district and change over time, so we confirm the current rule for your address before work starts.

How do I apply to change my exterior color?

Submit an Architectural Review Application through Community Standards on districtgov.org (Services, Resident Services, Community Standards), or call (352) 751-3912. We help you prepare it and can handle the paperwork with you.

Can you paint manufactured homes in Orange Blossom Gardens?

Yes. Manufactured, modular and wood-frame homes need siding, trim and skirting prep rather than stucco work, and we plan the job around that. Call us and we will look at your home during a free estimate.

What warranty do I get on an exterior repaint?

Exterior and interior painting carry a 7-year peel-and-chip warranty in writing, and we call about a year later to check the work. You do not pay until you are satisfied with the finished job.
